Metal roofing and siding in North Vancouver

North Vancouver is where the Lower Mainland's climate turns mountain. Upper Lonsdale, Lynn Valley and the slopes above the highway get real snow most winters, the trees are enormous, and a huge share of the 1960s to 80s houses were roofed in cedar shakes that are now at the end. Metal shingles in a shake profile and standing seam with proper snow retention are the two roofs we install here most, and on the waterfront at Deep Cove and along the Burrard shore we switch to aluminum.

  • Permit City says no permit for re-roofing; District treats it as exempt maintenance, confirm at 604-990-2480
  • Snow real loads above about 200 m; snow guards are not optional
  • Cedar the most common roof being replaced

Snow, cedar and steep lots

On the North Shore a metal roof has to be designed for snow. It slides, and we place clamp-on snow guards above every entry, walkway, deck, gas meter and heat pump, and along the eaves where a sliding sheet would take the gutters. The upside is that metal sheds the wet snow that overloads a shake roof and never ices up at the eaves the way an under-ventilated shingle roof does.

Cedar replacements are the bulk of the work. Shake roofs sit on skip sheathing, so the job includes a new plywood deck, and we talk that through before the quote. Steep lots mean lifts, scaffold and careful protection of landscaping, and quotes include that time. In the two waterfront pockets, Deep Cove and the shore below the Low Level Road, salt air argues for aluminum panels.
