How the estimate is built
Your outline
The satellite outline gives the roof's footprint. The pitch you pick turns it into roof area, plus a small allowance for waste.
Your choices
That area is priced for the metal you choose. Tear-off, deck work, skylights, ventilation and gutters are added as their own lines and adjusted for your municipality. All before GST.
What we check in person

How accurate is the estimate?
It is a preliminary estimate based on the roof outline you draw, the pitch and details you choose, and typical 2026 Lower Mainland installed prices, adjusted for your municipality. It cannot see the plywood, the flashings, the attic or how your lot is accessed, which is what the free in-person measure is for. Most written quotes land inside the estimate; a few fall outside it for reasons we explain on site.
Why do you need my email and phone?
The estimate is sent only by email, so you have it to keep and compare. Your phone number is how we book the free in-person measure that turns it into a written quote. We use your details for that and nothing else; see the privacy policy.
Do I have to draw the roof exactly?
Roughly is fine. Click the corners of the roof as you see them from above, including overhangs. If the house has an attached garage or a wing, draw them as separate shapes. The tool turns the footprint into roof area using the pitch you choose.
Does the estimate commit me to anything?
No. It is free, and so is the in-person measure and written quote that follows. You decide what happens after that.
What if my address is not found?
Type the nearest cross-street or a neighbour's address and move the map to your roof; the estimate uses the roof you draw, not the address text. If the map will not load, send a request on the free estimate page and we will measure in person.
How much does a metal roof cost per square foot in the Lower Mainland?
Installed and before GST: standing seam about $13 to $22, metal shingles about $12 to $22, corrugated and ribbed about $8 to $14, aluminum and specialty metals about $18 to $28, typical Lower Mainland prices for October 2026. Tear-off, deck repairs and extras are added on top. The calculator applies these to your own roof area and municipality.
What is the cost per square of a metal roof?
A roofing square is 100 sq ft, so steel standing seam at $13 to $22 per sq ft is about $1300 to $2200 per square installed, before tear-off and GST. A 20-square roof (2,000 sq ft) is roughly $26,000 to $44,000.
