Metal roofing and siding in Vancouver

Vancouver's housing runs from 1910s character homes with steep, cut-up roofs to 1970s Specials with low-slope membranes, plus the new builds and laneway houses replacing them. Metal fits two of those three well: a shake or slate profile metal shingle keeps a heritage roof looking right, and standing seam with matching wall panels is the roof of choice on new West Side and East Van houses. We work the narrow lots, big trees and no-parking blocks every week.

  • Permit not needed to install roofing on a house
  • Heritage a Heritage Alteration Permit may apply to listed houses
  • Most requested metal shingles on character homes, standing seam on new builds

Local conditions

Character roofs, Specials and tight lots

West Side and East Van houses from the 1910s to 1940s have steep pitches, dormers, valleys and chimneys. On those roofs an interlocking metal shingle in a shake or slate profile wastes less material than long panels, follows the shapes neatly and keeps the look the street expects. Many were cedar once; a metal shake profile is the honest replacement, Class A fire-rated and moss-proof.

Vancouver Specials and East Side ranchers have low-slope roofs around 2:12 or less. Above 2:12 a mechanically seamed standing seam roof is a long-term replacement for torch-on; below that the roof stays a membrane and we say so. New builds and laneway homes are mostly standing seam with flat or board and batten metal cladding, often in one dark colour. Access is the Vancouver factor: lanes, trees and no bin space add protection and hoisting time to every quote.

Good to know: Vancouver operates under its own Vancouver Building By-law rather than the BC Building Code. If your house is heritage-listed or in a heritage area, ask the City about a Heritage Alteration Permit before changing the roof's material or appearance.
