Industrial and commercial metal roofing
Low-slope industrial buildings across Surrey, Delta, Richmond, Langley and Abbotsford were built with screw-down steel roofs in the 1980s and 90s, and many are now leaking at every lap and fastener. We re-roof them, often with a standing seam retrofit over the existing panels that avoids closing the building, and we build new roofs and walls on pre-engineered and conventional structures.
- Systems mechanically seamed standing seam, screw-down, retrofit over existing metal
- Slopes down to 1:4 in, and lower with mechanically seamed panels
- Work hours around your operation
- Insurance and safety WorkSafeBC, fall protection plan, liability coverage
How we approach it
Retrofit without closing the doors
A leaking screw-down roof on an occupied building does not have to come off. A retrofit system adds a sub-framing over the existing panels and a new standing seam roof above it, with the option of adding insulation in the cavity. The building stays dry and open throughout, and the old roof becomes the vapour retarder. Where the existing roof is too far gone or the structure needs attention, we strip and replace, phased by bay so operations continue.
On new buildings we work from the engineer's drawings, supply panels and trims to the pre-engineered or conventional frame, and detail curbs for rooftop units, ridge venting and translucent panels. Wall cladding, liner panels and insulated metal panels are quoted with the roof.

Questions
Industrial, warehouse and commercial questions
Can you re-roof our building while it stays open?
Usually. A standing seam retrofit over the existing metal roof keeps the building dry and open throughout, and full replacements are phased bay by bay. We plan the sequence around your hours and loading doors.
Do you provide WorkSafeBC clearance and insurance certificates?
Yes, with every commercial and strata quote: a WorkSafeBC clearance letter, certificates of liability insurance, and a fall protection plan for the site.
What warranty comes with a commercial metal roof?
A manufacturer finish warranty on the panels, our workmanship warranty in writing, and where the system and installation qualify, a manufacturer weathertightness warranty. We tell you which applies before you sign.
