How much does a metal roof cost in the Lower Mainland?

Steel standing seam runs about $13 to $22 per square foot installed, metal shingles $12 to $22, and exposed-fastener panels $8 to $14, at typical 2026 Lower Mainland prices. A 2,000 square foot roof in standing seam is typically $24,000 to $40,000 before tear-off, deck repairs and GST. Our estimate tool gives you a range for your own roof, and the in-person measure gives you the quote.

Do you only do metal?

Yes. Metal roofing and metal siding are all we install: standing seam, metal shingles and tiles, exposed-fastener panels, aluminum, copper and zinc, plus metal wall cladding. We do not install asphalt shingles, cedar or membrane roofs, and we are happy to say when one of those is the better fit for your building.

How long does a metal roof last here?

Industry figures put metal at 40 to 80 years against 15 to 25 for asphalt shingles. The paint system matters: PVDF finishes carry 20 to 40 year film warranties, and the Galvalume steel under them typically carries a 25-year corrosion warranty. Near salt water we recommend aluminum, which cannot rust.

Do I need a permit to put a metal roof on my house?

In most Lower Mainland municipalities a like-for-like re-roof on a house needs no building permit, but each city has its own wording and a few are unclear. Our area pages quote each municipality's own statement. Structural changes, a new roof shape and multi-family buildings need a permit, and we prepare the application when one is required.

Will a metal roof be noisy in the rain?

Not on a house. Research on roof noise found metal over a solid deck registered only about 6 decibels louder than shingles, a difference most people cannot pick out, because the deck and insulation absorb the sound. Open-framed shops and barns with no deck are louder, which is why we suggest a solid deck or insulated panels on arenas.

Can metal go over my existing shingles?

Sometimes. The BC Building Code does not forbid a new roof over one layer of shingles, and some metal shingle systems are designed for it. We do it when there is one flat, dry layer on a sound deck, with an underlayment between. Two layers, soft spots, cedar shakes or any doubt about the deck means a tear-off.
