Metal roofing for strata and multi-family buildings
Strata councils facing a second or third shingle roof on a 1990s townhouse complex are increasingly asking for a metal option, because a 50-year roof changes the depreciation report. We price metal and shingle side by side so the council can compare, phase the work building by building so residents are not all disrupted at once, and provide the documentation a property manager needs: insurance, WorkSafeBC clearance, schedule, and a warranty the strata can rely on.
- Buildings townhouse complexes, low-rise wood-frame, mixed-use
- Quotes metal and shingle options side by side
- Phasing by building or block
- Paperwork insurance certificates, WorkSafeBC clearance letter, schedule, warranties
How we approach it
What a council needs to decide
A metal roof costs roughly twice what architectural shingles cost up front, and lasts two to three times as long. For a depreciation report that is the whole argument, and we provide the numbers for both so your engineer or planner can run them. We also walk the buildings with the council or manager to point out what the shingles are hiding: ventilation that was never adequate, flashings at the party walls, and the decks and skylights that will need attention either way.
During the work we post notices, keep access clear, protect vehicles and landscaping, and finish each building before moving to the next. Residents get a contact name and a daily plan.
What our quote includes

- Budget figures suitable for a depreciation report
- Ventilation and flashing assessment per building
- Phasing plan and resident notice templates

Questions
Strata, townhouse and multi-family questions
Can you re-roof our building while it stays open?
Usually. A standing seam retrofit over the existing metal roof keeps the building dry and open throughout, and full replacements are phased bay by bay. We plan the sequence around your hours and loading doors.
Do you provide WorkSafeBC clearance and insurance certificates?
Yes, with every commercial and strata quote: a WorkSafeBC clearance letter, certificates of liability insurance, and a fall protection plan for the site.
What warranty comes with a commercial metal roof?
A manufacturer finish warranty on the panels, our workmanship warranty in writing, and where the system and installation qualify, a manufacturer weathertightness warranty. We tell you which applies before you sign.
